In the event that CAM is proceeding to clear in Level 4 or Level 5 in a questionable manner we suggest the following.  Please review the CAM Guidelines attached.

Take photos before CAM comes through, and take photos afterwards. Document any trees or cacti that are healthy.  Contact the following individuals prior to them reaching your parcel.

Director of Common Areas:  Michael Park Cell: 520-501-4806, Office: 520-818-1906 email: Michael.Park@sbhoa2.org

Assistant General Manager:  Ray Kuhn 520-670-3507 email: Ray.Kuhn@sbhoa2.org

General Manager:  Walter Yazzie 520-818-1000 email: Walter.Yazzie@sbhoa2.org

Supervisor Common Area Maintenance Elias Hernandez 520-780-8574 email: Elias.Hernandez@sbhoa2.org

Contact Michael Park and Ray Kuhn and request that they visit the property to discuss. Request that no work be done until a meeting can be arranged. Communicate by phone and follow up by email copying everyone on the list so it is clear that everyone is aware of the situation. Trees and cacti to be saved should be flagged. Do not remove any flagging, you will lose the tree or cactus. If they do not flag before moving into an area it is a violation of our policy. See below.

According to current policy they should not remove any trees but simply prune. If they allege that a tree is diseased, ask for the name of the pest, documentation of an active infestation and documentation of the risk to the community. Is the infestation affecting every tree in Saddlebrooke?

If they have already begun work ask them politely/respectfully to halt until you can get a supervisor out to the area behind you and then immediately begin dialing all of the above numbers.  It is best to handle proactively prior to work being done whenever possible so there are no misunderstandings.
