Art who is mapping all of the common areas to ensure we have an accurate map for future care and planning has completed all the mapping north of Saddlebrooke Blvd.  He is heading to Units 26/27 next.  This is a big project.

Eileen announced she and Michael will be producing a 2-3 minute video for residents  

The majority of the meeting was spent working on the wording for the new CAM policy that the committee hopes to get in front of the Board for review this year.  

CAM will handle all of the mosquito control outside of the golf courses

$$$$ Michael wants a stump grinder for his crew as they are cutting down a lot of trees and currently have to pay outside contractors to grind them or else just leave them.  

$$$$ The teeth on the mulching equipment need to be replaced 2 times a year.  They did not discuss cost or other maintenance requirements. 

The main focus of the meeting was to continue to revise the draft CAM policy for Areas 3 and 4. The goals were to clarify the language and streamline excessive requirements so that an objective assessment could be made regarding compliance with the policy. 

Key Issues:: Timelines for routine inspections in Area 3 were revised to more closely align with existing budgets and resources. Timelines for remediation will be based on perceived risk to safety, fire, flooding, and other considerations.

 Across multiple sections, the policy language was modified to be more general and not list each specific issue that might be encountered during an inspection or work assignment.

 Roles were clarified regarding golf course vs CAM maintenance areas. 

Timelines for twice yearly CAM 4 maintenance were aspirational based on full CAM staffing and adequate budget for contractor support. Best efforts is what is happening now.

Michael wanted to remove all trees in the 8' area so his crew can use the mulcher in the entire area and go faster.  Eileen suggested instead Trees that do not  impact walls in areas 3 and 4 will be listed and recommendations made to trim, remove, or watch will be recorded. Trees that are negatively impacting walls will be removed.

 The CAM team will focus on the 8-foot ground firebreak for CAM 4 for the rest of 2024. (An unresolved issue is the extent of the firebreak for the tree canopy in CAM 4. Current policy only states “trim and prune trees”.)

The next CAM Committee meeting will complete CAM 4 area policy revisions and work on revising CAM5 area provisions.
